A single corporate or operator lease for an entire Saudi building compared with letting apartment by apartment, judged on income, risk, management load and resale value.
One tenant taking the whole building gives you a single contract, a single payment and almost no day-to-day management, at a rent below the sum of individual lettings. Letting unit by unit earns more in total and costs you management, vacancy and collection effort. For an owner abroad the trade is usually simplicity against income, with a serious concentration risk on one side.
Single tenant for the whole building at a glance
A company, institution or operator leases the entire building, often for staff accommodation or to run as serviced apartments, and handles occupation internally. You collect one payment, deal with one counterparty and carry far less management cost. The rent per unit is lower because the tenant is buying in bulk and taking on the letting risk, and your exposure is concentrated: if that tenant leaves or fails, your income goes from full to nothing in one step.
Letting unit by unit at a glance
Each apartment is let separately through its own registered contract, so the total achievable rent is higher and your income is spread across many tenants. A vacancy costs you one unit rather than the whole building, and rents can be adjusted unit by unit as leases expire. The cost is real management: marketing, tenant selection, registrations, collections, maintenance requests and renewals, all of which need a competent manager if you are not present.
Gross income
Single tenant for the whole building: Lower per unit, because the tenant takes volume and letting risk.
Letting unit by unit: Higher in total when occupancy is good.
Income stability
Single tenant for the whole building: Very stable while the lease runs, then a cliff at expiry or default.
Letting unit by unit: Fluctuates with vacancy and arrears, but never stops entirely.
Management cost and effort
Single tenant for the whole building: Minimal: one contract, one payment, limited maintenance interface.
Letting unit by unit: Significant: marketing, registrations, collections, maintenance and renewals.
Condition of the building over time
Single tenant for the whole building: Depends on the tenant use and obligations, and bulk occupation can be hard on finishes.
Letting unit by unit: More visible to you, with turnover creating regular opportunities to inspect and repair.
Effect on value and saleability
Single tenant for the whole building: Attractive to income buyers while the lease is long, less so as expiry approaches.
Letting unit by unit: Flexible: sellable as a whole or unit by unit, with market rents evidenced.
Concentration risk
Single tenant for the whole building: High: one counterparty decides your entire income.
Letting unit by unit: Low: no single tenant matters very much.
When single tenant for the whole building wins
- You are outside the Kingdom with no local team and want minimal operational involvement.
- The building suits institutional or staff use by location and layout.
- You value predictable income more than maximising it.
- A lender or partner prefers a single contracted income stream.
When letting unit by unit wins
- The district has strong individual demand at rents well above a bulk deal.
- You have appointed a capable property manager with proper reporting.
- You want income diversified across many tenants rather than one.
- You intend to sell units individually later, so individual tenancies support the exit.
How to decide
Take the single tenant where the discount is modest, the counterparty is financially solid, the lease is long enough to matter and you have no management capability in the Kingdom. Let unit by unit where the individual market rent is materially higher, you have a manager you trust and reporting you can rely on, or where you may want to sell units separately. Model both: if the bulk discount exceeds the total cost of management plus realistic vacancy, individual letting is being undervalued.
Compare net income, not gross rent. From individual letting, deduct management fees, letting and renewal fees, realistic vacancy, arrears and higher wear. From the single lease, deduct nothing much but price the risk: what happens in the twelve months after expiry if the tenant does not renew, and what the building would be worth to a buyer at that point. Then check the counterparty accounts before accepting any bulk offer.

Frequently Asked Questions
Is it better to lease a building to one company or to individual tenants?
Compare net income rather than headline rent. A single tenant pays less per unit but removes management cost, vacancy and collection risk, which for an absent owner can be worth the discount. Individual letting earns more gross and diversifies your income. The decisive factors are the size of the discount, the financial strength of the bulk tenant and whether you have reliable management in place.
What should I check before leasing a whole building to one tenant?
The counterparty registration and accounts, who signs and with what authority, the permitted use and whether it matches your permissions and insurance, obligations for maintenance and condition on return, subletting rights, the rent review and expiry profile, security such as deposits or guarantees, and what happens if they default. Have a licensed Saudi adviser review the lease before signing.
Does a single long lease make a building easier to sell?
It can, because an income buyer is purchasing a contracted cash flow and can value it directly, particularly where the tenant is strong and the term is long. As the expiry approaches, the same lease becomes a weakness, since the buyer is pricing the risk of re-letting an entire building at once. Individual tenancies evidence market rents and support a sale unit by unit.
