Moving Your Home Finance to Another Lender: Every Cost in the Transfer

Moving Your Home Finance to Another Lender: Every Cost in the Transfer

A switch is sold on the new rate and priced in the discharge, the revaluation and the re-registration. The full cost of leaving one lender for another, item by item.

Moving a home finance means settling one arrangement and creating another, and both halves have costs. The outgoing lender has to be paid out and its security released; the incoming lender has to assess you afresh, value the property and register new security. None of that is visible in the rate comparison that prompted the move, which is why switches that look clearly worthwhile on a monthly payment often fail on a total.

What this number does and does not include

This covers the one-off costs of moving an existing facility from one institution to another on a property you already own. It excludes the ongoing cost of the new facility itself, and it excludes the costs of a purchase, which arise only if you are also buying.

Settlement of the outgoing facility

The outgoing lender is paid out, and the amount required may exceed the outstanding balance depending on your contract and the lender’s policy on early settlement. This is the largest variable in the exercise and the one most borrowers assume is simply the balance.

  • Pushes it up: Settling early in the life of the arrangement, and a contract that expresses the amount as a discretion.
  • Brings it down: A contract with a stated calculation, and timing the move at a point the contract treats more favourably.
  • How to control it: Obtain a written settlement quotation valid to a stated date before you accept any new offer.

Discharge and release of the existing security

The outgoing lender’s interest has to be removed from the record, which involves its authorised signatory, the registry and administration. It is a step, not a formality, and a switch cannot complete until it is done.

  • Pushes it up: Multiple titles, an interest registered unusually, or a lender slow to produce an authorised signatory.
  • Brings it down: A single clean title and an outgoing lender with a defined discharge process.
  • How to control it: Ask the outgoing lender for its discharge process and typical sequence in writing at the outset.

The new lender’s assessment and arrangement charge

The incoming lender underwrites you as a new applicant: income, obligations, credit record and property. Its arrangement or processing charge is payable at or around signing, in the same way as on an original purchase.

  • Pushes it up: A larger facility, a weaker file than when you first borrowed, or a complex structure.
  • Brings it down: A clean file and negotiating the charge as part of the overall package you are being offered.
  • How to control it: Make the charge part of the negotiation, since a lender winning business is at its most flexible.

A fresh valuation

The incoming lender needs its own accredited valuation, because it cannot rely on a report prepared for someone else. That report may come in below what you assume your property is worth, which can reduce the facility offered and defeat the switch.

  • Pushes it up: A property that has changed since the last valuation, an unusual asset, or thin comparable evidence.
  • Brings it down: A standard unit in an active market with recent comparable transactions.
  • How to control it: Form a realistic view of value before you start, because a low report can end the exercise after you have paid for it.

Registration of the new security

The incoming lender’s interest has to be registered, with its own steps and costs, and the sequencing with the outgoing discharge matters. A gap or an overlap between the two can hold up the whole transfer.

  • Pushes it up: A subdivision, multiple titles, or a party who cannot attend and must act through a representative.
  • Brings it down: A single title, all parties available, and a clear agreed sequence between the two lenders.
  • How to control it: Get the sequence of discharge and registration agreed in writing by both lenders before you sign.

Takaful and protection cover

The new lender will have its own cover requirements, and existing policies may need to be reissued, reassigned or replaced. Protection cover in particular is repriced on your age and health at the time of the switch, not at the time you first borrowed.

  • Pushes it up: Age and any change in health since the original cover, and a higher sum insured.
  • Brings it down: Reassigning an existing policy where the new lender accepts it, rather than replacing it.
  • How to control it: Ask whether existing cover can be reassigned and get the replacement cost quoted before you commit.

Documents and authorities

A switch is a fresh application, so the whole document set is produced again: identity, income, obligations, property documents and any authority for someone to act. Items that need attestation or translation carry their own time and cost.

  • Pushes it up: Documents originating outside the Kingdom, and a party who cannot attend in person.
  • Brings it down: A file kept current, with documents refreshed before they expired.
  • How to control it: Assemble the full set before you apply, so the switch is not held up by a certificate.

The cost of the gap

Between settling one facility and drawing another there can be a short period where timing has a cost: a payment made on both sides of a month, or funds held while a registration completes. Small, but real, and routinely omitted.

  • Pushes it up: A poorly sequenced transfer, and a registration step that takes longer than planned.
  • Brings it down: A sequence agreed between both lenders in advance with dates attached.
  • How to control it: Ask both lenders to confirm the sequence and the dates, and reconcile the first statement from each.

Costs that never appear on the first page

  • A second valuation where the first report is disputed or ages beyond the new lender’s reliance period.
  • Replacement protection cover priced on your current age and health rather than your age when you first borrowed.
  • The loss of any benefit tied to the outgoing relationship, such as pricing linked to a salary arrangement.
  • Time off work and administration for appointments that need you present.
  • A new arrangement whose early settlement wording is worse than the one you left, which costs nothing now and may cost later.
  • The cost of an abandoned switch, where the valuation or the assessment stops the move after charges are paid.

Keeping the budget honest

Total every one-off cost, divide it by the monthly saving, and judge the switch on the break-even in months against the term you have left. A move that breaks even in two years on a remaining term of twelve is usually worthwhile; the same move with four years left is usually not. Then ask the outgoing lender to reprice before you pay anything, because that conversation is free and sometimes ends the exercise. Charges, pricing and lender practices change, so confirm every figure at the time you act.

  • Before applying, with a written settlement quotation from the outgoing lender in hand.
  • After the new lender’s valuation, when the facility offered may have changed.
  • Before signing, with the full cost list totalled and the break-even calculated.
  • At the point of transfer, with the discharge and registration sequence confirmed by both lenders.
  • On the first statement from each lender, reconciling what was actually charged against what was quoted.

Domira works alongside the finance side of a property purchase or a build: the valuation evidence, the cost plan and the construction programme that a lender needs to see. The lending terms come from your bank or finance company, and Domira makes sure the property side of the file stands up.

Frequently Asked Questions

Can I transfer my home finance to another bank in Saudi Arabia?

In practice the move is a settlement of the existing arrangement and the creation of a new one, rather than a transfer of the same facility. That means an early settlement amount, a discharge of the existing security, a fresh assessment and valuation, and registration of new security. Get a written settlement quotation before accepting any new offer.

How is a mortgage released from a property in Saudi Arabia before a sale or a switch?

The existing lender is paid out, issues its clearance, and its registered interest is removed from the record through its authorised signatory and the registry. A switch or a sale cannot complete until that release is processed, so the sequencing with the incoming lender or the buyer matters. Ask the outgoing lender for its discharge process and typical sequence in writing.

Will I need a new valuation if I refinance my property in Saudi Arabia?

Almost always, because the incoming lender needs a report prepared for it by an accredited valuer rather than one addressed to your existing lender. That report can come in below your expectation and reduce the facility offered, which is why a realistic view of value should be formed before you start paying for the exercise.

Is refinancing a property in Saudi Arabia worth the cost?

Judge it on the break-even in months, not on the difference in monthly payment. Total every one-off cost, including settlement, discharge, assessment, valuation, registration and new cover, and divide by the monthly saving. Compare that against your remaining term. Ask your existing lender to reprice first, because that costs nothing and sometimes removes the need to move.
