Income from day one, and someone else's agreement to inherit. The checks that belong before you commit.
A tenanted property offers immediate income, which is genuinely attractive. It also means inheriting an agreement you did not negotiate with a tenant you did not select, which is why the verification differs from an empty purchase.
Before stage one
Before committing, you need the tenancy documentation, the payment history and a clear understanding of what the agreement obliges the landlord to do.
- The tenancy agreement and any variations to it.
- Payment history for the current tenancy.
- Deposit amount, where it is held and how it transfers.
- Any outstanding maintenance obligations or disputes.
Stage 1: Review the tenancy agreement
Read the agreement in full: term, rent, review mechanism, notice provisions and each party's obligations.
- Deliverable: A summary of what you are inheriting.
- Owner: Buyer with adviser.
- Approval gate: Terms understood before any offer is made, since they affect value.
Stage 2: Verify payment history
Confirm rent has been paid as agreed, and identify any arrears or repeated late payment.
- Deliverable: Documented payment record for the tenancy.
- Owner: Seller, verified by the buyer.
- Approval gate: Income verified from records rather than from the seller's description.
Stage 3: Inspect with the tenancy in mind
Inspect the property's condition and identify maintenance the landlord is obliged to address.
- Deliverable: An inspection report noting landlord obligations.
- Owner: Independent inspector.
- Approval gate: Outstanding obligations priced into the offer.
Stage 4: Confirm deposit and handover arrangements
Establish the deposit amount, where it is held and how it will transfer, since it belongs to the tenant.
- Deliverable: Written arrangement for the deposit transfer.
- Owner: Buyer and seller.
- Approval gate: Deposit arrangements settled in the contract, not after.
Stage 5: Meet or communicate with the tenant
Where possible and appropriate, establish contact so the transition is orderly and the tenant knows who to deal with.
- Deliverable: A clear handover of contact and payment arrangements.
- Owner: Buyer with seller's cooperation.
- Approval gate: Tenant informed properly rather than discovering the change when rent is due.
Stage 6: Complete and take over management
Complete the purchase, take over the tenancy formally, and establish your own records from day one.
- Deliverable: Tenancy file transferred and management arrangements in place.
- Owner: Buyer.
- Approval gate: Complete file received, including agreement, payment records and correspondence.
Handovers between stages
The weak handover is the tenant relationship itself. A tenant who learns of a change of ownership abruptly, or who has an unresolved complaint the seller never addressed, starts the relationship with you from a difficult position.
How you know it is finished
The purchase is complete when the title transfers, the tenancy file including agreement, payment history and deposit arrangements is in your hands, and the tenant knows where to pay and whom to contact.
If you are buying, selling or investing, Domira can verify the documents, assess the property and build the numbers with you before you commit to a transaction.
Frequently Asked Questions
Can I ask a tenant to leave after buying?
You inherit the agreement with its terms, including any notice provisions, so this depends entirely on what the tenancy provides and the applicable requirements. Establish this before buying, particularly if your plan is to occupy or to renovate.
Should I buy a tenanted property at a discount?
It depends whether the tenancy is an asset or a liability. A reliable tenant on a market rent adds value by removing letting cost and vacancy; a below-market rent on a long term, or a tenant with arrears, reduces value and should be reflected in the price.
What if the seller cannot produce payment records?
Treat the stated income as unverified and price accordingly, or make verification a condition. A landlord who cannot evidence rent received is asking you to buy income on trust, which is exactly what the records exist to avoid.
